Size the System for Actual Demand

An undersized water heater is one of the most frustrating installation mistakes. It may work well for one shower, then leave the next person with lukewarm water when the dishwasher or washing machine is running. Oversizing can also add unnecessary equipment and operating costs.

Tank heaters are selected by storage capacity and recovery rate. Recovery rate describes how quickly the unit can heat another supply of water after hot water is used. A larger tank is not always the answer if the recovery rate does not match the building’s demand.

Tankless units are sized by flow rate and the incoming water temperature. In the Lower Columbia area, groundwater temperatures can affect how much hot water a tankless unit can produce at one time. Fuel Type Can Change the Entire Project Scope

Gas water heaters can offer strong recovery rates, but safe installation depends on properly sized gas piping, correct venting, combustion air, and tested connections. If a new high-efficiency unit uses a different venting method than the old heater, the project may involve more than a simple swap.

Standard electric tank heaters are often straightforward where adequate electrical service is already available. Heat pump water heaters use less energy than conventional electric tank models in many applications, but they need sufficient surrounding air volume and can cool or dehumidify the space around them. They may not be the right fit for every small utility closet or unconditioned area.

Property owners should also consider power interruptions. A gas unit with electronic ignition and an electric unit both rely on electricity for some functions. If hot water is essential during outages, discuss backup power needs as part of the broader electrical plan.

Installation Quality Matters as Much as the Heater

A new water heater should not simply be set in place and connected. The installation needs to meet current safety requirements and account for the condition of the surrounding systems.

The temperature and pressure relief valve must be correctly installed and discharged to an approved location. This valve is a critical safety component, not an optional accessory. Permits and inspections may be required depending on the scope and local jurisdiction. They are not just paperwork. Look Beyond the Equipment Price

Water heaters often give warning signs before they fail completely.
