How to Winterize Commercial Plumbing Safely

A frozen pipe rarely starts as a dramatic emergency. It often begins in an unused restroom, a loading-area hose connection, a crawlspace, or a vacant suite where the heat was turned down over a weekend. Knowing how to winterize commercial plumbing gives property owners and facility managers time to prevent burst pipes, water damage, business interruptions, and difficult cleanup.

In the Kelso-Longview area, winter conditions can shift quickly. A building that stays comfortable during normal business hours may still have exposed plumbing in colder zones overnight. Commercial properties also have more variables than a typical home: multiple restrooms, tenant spaces, kitchens, mechanical rooms, exterior connections, irrigation equipment, and different occupancy schedules. A practical winterization plan needs to account for each one.

Start With a Building-Specific Plumbing Review

Winterization should begin before the first hard freeze, not after temperatures have already dropped. Walk the property with current plumbing plans if they are available, but do not rely on plans alone. Renovations, tenant improvements, and past repairs can change pipe routes and valve locations.

Identify the incoming water shutoff, water meter, backflow assemblies, water heaters, recirculation equipment, pressure-reducing valves, drain valves, and isolation valves serving separate areas. Confirm that the people responsible for the building know where these controls are located and that they can operate them. A shutoff valve that is buried behind stored materials or has not been exercised in years may not help during an emergency.

Pay close attention to plumbing near exterior walls, unheated storage rooms, roof spaces, crawlspaces, loading docks, parking areas, and vacant suites. These are common trouble spots because cold air reaches them first. Pipes above suspended ceilings can also be overlooked, particularly where insulation has been moved or damaged during other work.

Decide Which Areas Need to Stay Active

Not every commercial plumbing system should be shut down for winter. An occupied office, restaurant, clinic, apartment building, or retail store usually needs continuous water service. In those settings, the goal is to protect active plumbing with reliable heat, insulation, monitoring, and maintenance.

Vacant spaces, seasonal buildings, unoccupied upper floors, and exterior plumbing may need a more complete shutdown. The right approach depends on how long the area will be unused, whether heat can be maintained consistently, and whether the plumbing serves fire protection or other critical equipment.

Do not drain or alter a fire sprinkler system without direction from a qualified fire protection contractor and the authority having jurisdiction. Sprinkler systems have specific design, inspection, and impairment requirements. The same caution applies to specialized process piping, medical equipment, commercial kitchens, and equipment protected by manufacturer requirements.

Protect Active Commercial Plumbing From Freezing

For areas that will remain in service, start by maintaining adequate indoor temperatures throughout the building. Thermostats should not be set so low that perimeter rooms, restrooms, or mechanical spaces fall below safe levels. There is no single temperature setting that protects every building because insulation, pipe location, airflow, and outdoor exposure all matter. Still, consistent heat is the foundation of freeze prevention.

Insulate accessible pipes in cold-prone locations, especially copper, PEX, and exposed supply lines near exterior walls. Pipe insulation reduces heat loss, but it is not a substitute for heat in an unconditioned space. Seal gaps around wall penetrations, doors, louvers, and utility openings that allow cold air to reach plumbing.

Heat tape or heat cable can be useful for specific exposed runs, but it must be approved for the application and installed according to the manufacturer’s instructions. Avoid improvised electrical solutions. Damaged cords, overlapping heat cable, poor connections, and incompatible insulation can create a fire or shock hazard. This is one area where coordinated electrical and plumbing service can prevent one repair from creating another problem.

Keep cabinet doors or access panels open where warm air needs to reach small plumbing enclosures. In larger buildings, verify that unit heaters, heat pumps, and building controls actually operate after hours. A thermostat can call for heat while a tripped breaker, failed blower, locked-out boiler, or blocked vent leaves the room cold.

Shut Down and Drain Unused Plumbing Correctly

When a section of plumbing will not be used through the winter, shutting off and draining it can provide stronger protection than relying on reduced heat alone. This work should be planned carefully, especially in multi-tenant properties where one valve may affect more areas than expected.

A typical shutdown process includes these steps:

  • Notify tenants, staff, and vendors before interrupting water service.

  • Close the appropriate isolation valve or building main, then verify that water flow has stopped.

  • Open faucets and fixture valves at the highest and lowest points of the affected area to release pressure and drain water.

  • Drain water heaters, filters, softeners, exterior lines, and other equipment as recommended by their manufacturers.

  • Remove and store hoses, disconnect exterior accessories, and protect hose bibbs or install approved insulated covers.

  • Tag shutoff valves and document what was taken out of service so the system can be restored safely later.

Draining is not always as simple as opening one faucet. Low spots, dead-end branches, mixing valves, backflow devices, and equipment connections can retain water. Compressed-air blowouts may be appropriate for some systems, such as irrigation lines, but excessive pressure can damage components. A professional can determine whether a system is fully drainable or needs additional protection.

If plumbing fixtures will remain installed in an unheated vacant space, traps need attention as well. The water in a sink, floor drain, or toilet trap can freeze and crack the fixture or drain connection. Use an appropriate plumbing antifreeze product where suitable for the application. Do not use automotive antifreeze in plumbing systems because it is toxic and can create a serious hazard.

Inspect Exterior and Mechanical Room Equipment

Exterior water connections deserve a separate check. Turn off interior supply valves feeding hose bibbs or hydrants where possible, open the exterior fixture, and allow the line to drain. A frost-free hose bibb can still freeze if a hose, splitter, or nozzle remains attached because trapped water cannot drain from the fixture.

Mechanical rooms should be clean, accessible, and protected from cold drafts. Check water heaters for leaks, corrosion, venting concerns, and proper temperature settings. Inspect circulation pumps and recirculation systems, since a failed pump can leave sections of piping without the warm-water movement they depend on.

Backflow prevention assemblies are another frequent concern. Many are installed in exterior enclosures or cold utility spaces. Verify that enclosures are intact, insulated as required, and accessible for testing or emergency service. Never block required clearances or ventilation simply to keep equipment warm.

Build a Freeze Response Plan Before You Need It

Even a well-maintained building can experience a heating failure, power outage, or unexpected cold snap. Assign a person or team to check vulnerable areas when temperatures are forecast to fall below freezing. For larger properties, remote temperature alerts can help identify trouble before pipes freeze.

Your response plan should identify who can authorize an emergency shutoff, who has keys to mechanical rooms, and who should be called for plumbing, electrical, or building repairs. Keep shutoff locations clearly labeled and free from storage. If your property has a generator, confirm which heating equipment, pumps, and controls it supports during an outage.

If a pipe freezes, do not use an open flame, torch, or unapproved high-heat device to thaw it. The pipe may already be damaged, and rapid heating can worsen the failure. Shut off water if a leak is visible or likely, protect nearby equipment and finishes, and arrange for a qualified plumber to assess the line.

Schedule Winterization as Preventive Maintenance

Commercial winterization works best when it becomes part of routine fall maintenance, alongside roof checks, HVAC service, lighting inspections, and site preparation. Documenting valve locations, insulated pipe runs, prior freeze issues, and tenant responsibilities makes the process faster each year.
